Water Damaged Basements

Many times home owners will not even consider buying a home if it does not have a basement. This is because basements make such a great place to store items that are not currently being used. Many people like the idea of having a basement available to turn into extra living space if they were to ever need it. The one thing that can ruin a good basement area is when it has leaks that can cause it to flood.

Sometimes people will buy a home and not realize that there is a water problem in the basement until after the papers have already been signed and water issues in a basement can occur over time for people who have lived in a home for many years. The one thing these people have in common is the fact that the problem must be remedied and the sooner the better.

Water can come into a basement for several different reasons. There can be pipes leaking and if the water is coming from this, it can be as simple to fix as doing the repairs your self or calling a plumber if it is a major job. You will want to fix the problem as quickly as you can because allowing water to stand for a long period of time is not good. It can cause mold, damage to any wood surface it might be coming into contact with, and cause concrete and mortar to deteriorate.

In our home the least likely place for a fire to appear would be in a bathroom. Your bathroom is usually wet because of all the baths that your family takes on a daily basis so this room would most likely end up with water damage before it suffered a fire. But you can have a fire here by way of something electric shorting out. If an electrical item were to hit water, you will have more problems than you need. Not only will you get extremely shocked or electrocuted to death, but the electric running through this water will cause you to have a lot of health problems that will be with you the rest of your life if it did not kill you.

Never use a radio or a hairdryer near any water in the home. Even if these items did not fall into the water, the steam from your bath could get into the electrical outlet and set a fire to your wiring in this room. If you want to listen to music while taking a shower, plug the radio in the next room so that you can not get it wet or exposed to the water from your shower or bath. Usually fires get started in the other rooms of your home, but in some cases electrical items or heaters have caused a fire to get started in the bathroom as well.

Most of the time you will not have a fire get started in the basement of your home either. The basement is usually like the bathroom in that they can be damp with moisture that might be there. If you were to have a fire in this room, it would probably get started by other things in the room like maybe the washer, dryer, furnace, or hot water heater. So, it is entirely possible for a fire to start in the basement and you need to always have a working smoke alarm in this room too.

Even in a garage a fire could start and if it is connected to the home, it is just as dangerous as the kitchen. When a hurricane is, it is good to board up your house because it can help lower the damage to your home. When you board up your home, you need to board up the doors and the windows or replace the windows with hurricane windows. This will help save your and the things inside your home. The damages may not be as bad as it they could be if you take this precaution. Hurricane windows are an excellent investment if you live in areas that are prone to hurricanes and other severe weather. It not only protects against your homes from the high winds, but also the things that be blowing around in them.

Having hurricane proof windows, or even just boarding up your old windows, protects them from being shattered by strong winds and flying objects. Hurricane windows are warranted to not break and the warranties are good for years. They also save you money because they are air tight and they will help to reduce your heating and cooling bill. You might even be able to get a cheaper rate on your home insurance because you install impact resistant windows. This alone could defer the cost of having them installed over time.

You can also place sand bags around your home to help protect it from water getting in or too near your house. The sand bags will stop water that can come rushing towards your home from a creek or stream nearby. However, this will only work if the flood water is not too high. If it is too high, the sand bag will not work because the water can go over it. Sandbags are not a fool proof solution, but hey often help to reduce damage to a home when flood water threatens.

Make sure you cover the basement windows if you have them because water can get in there and do damage from the foundation up. When water gets in the basement, it is hard to get out. It will have to be pumped out and the can take hours to do. Anytime excess water outside the home makes its way inside can cause your basement to flood. Making sure your basement windows are secure against water from any storm is a must.

If you must use wood to board up your windows and doors, make sure it is done properly. Use wood screw to put up the wood sheets because screws will hold onto the window or door frame better than nails and have less chance of being ripped off. They are the best thing to use, do not use regular nails. They will not hold as well and they can easily come out if pulled on to much.

If we have a basement, this is the place where we could put a washer and dryer in our home. It seems to be the most common place to put one, but it also seems to be where that musty smell seems to stay also. The basement is probably already the dampest place in the home, for it is usually underground where there is already moisture and there can lots of humidity in the air down there too.

Having the washer an dryer in a basement is fine, but if you do not make sure that it is installed and hooked up properly, this can prove to be very trying as far as eliminating mold and mildew problems.
When you install your dryer, the heat that is generated by it causes humidity from the exhaust. It should be directed outside the home, but only if the hose is attached correctly will you eliminate the majority of the humidity that is created by your dryer. Making sure the vent is attached properly to the outside will ultimately cut down on the amount of humidity in the air which will result in less chance of having any humid moisture that can produce mold and mildew problems.

When you hook up your washer, there are 5 different places that it could have a water leak. You have 2 connections coming from your washer that are going to the hot and cold water valves that will have pressure on them. These hoses are connected to the water spigots coming from the wall or floor. It is very important when connecting these four hose ends to check and make sure that there are no leaks. The hose that is connected to the pump, will push the water up to the drain. There is not a lot of pressure on this hose but, do not let that fool you, it will leak if it is put in a bind.

Checking your washer an dryer on a fairly regular basis is the only way to insure that we do not have any leaks come up in the future. There is one thing that you can do to help eliminate the humidity in the air and also cut down on that musty smell. By installing a ceiling fan or just using a normal box fan to circulate some air, you will help dry the air and keep the smell away. Just by doing these things, you will better the quality of air and reduce the potential for mold and mildew to grow. When a space is warm, damp, and it has a food source for mold, it will definitely grow.
